01 · The Estate

Yours,
entirely.

OSHANA is not a hotel. It is one private residence on three titled parcels, with two private-access beaches below it, designed for transformative retreats.

Eleven suites across 44,000 square feet, arranged so that a family, a retreat or a company can occupy the whole estate without ever queueing for anything or sharing a terrace with strangers.

The architecture opens east to the water. Glazed sky rivers run through the roof, the pools step down toward the sea, and the terraces are built for the hours either side of the heat.

Two beaches sit below the residence, reached on the estate’s own paths rather than shared with a village or a hotel. On most days nobody is on either of them but you.

It is powered by solar with lithium storage, so the estate runs quietly and keeps running when the island does not.

02 · As It Stands

The build,
as it stands.

Everything above is the residence as designed. This is OSHANA on site, the structure standing on the point and the terraces cut into the slope behind it.

The build is in finishes. The teak ceilings, the glazed sky river, the beach club and the pools are in storage or underway, and the scaffolding is back up on the round wing, ready for the next stage.

The photographs below were taken inside the build in January 2026. The walk was filmed in November 2025, and the drone photographs at the end were taken after the dome frame went up, before the scaffolding went back on.

Offsites, songwriting camps, campaign shoots and leadership weeks, on an estate where the only people present are yours.

A whole-property booking means no other guests, no lobby, and no chance of the work being seen before you are ready. For a company running something sensitive, or a label building a record, that is the whole proposition.

The residence has the rooms for it: an entertainment room, a mezzanine that works as a session space, and indoor-outdoor volumes large enough to put a group in without stacking them. High-speed internet throughout, and power that does not depend on the grid.

Recurring annual bookings are arranged at agreed rates.

Forty-four thousand square feet of architecture over an empty coast, closed to everyone but the production.

We have run sets before. Our previous property, the Remarkable Villas estate in Los Angeles, was covered by Forbes and HGTV and hosted commercial shoots for Genesis, Revolve, Simplehuman and a Jada Pinkett Smith production, among others.

OSHANA is the larger canvas. Eleven suites hold cast and crew on site, the terraces and pools sit straight over the sea, the estate's own two beaches are minutes from the door, and solar with lithium storage stands behind every outlet. One booking closes the whole estate, so the set stays sealed.

We are building a roster of forty annual retreat partners, each with the estate to themselves for their dates.

If you lead retreats, whether that is movement, wellness, writing, executive work or something we have not thought of, the hardest part has never been the teaching. It is the beds, the transfers, the dietary requirements, the deposits and the person who cancels a week out.

We take all of that. You arrive with your group and teach.

Behind that promise sits Remarkable Places, our own fully operational luxury booking agency, accredited for international travel, which has spent years organising bespoke itineraries for celebrity and high-end clientele. The agency handling your group's flights, transfers and bookings is not a third party. It is ours, and it has done this at the level your clients expect.

We handle the logistics

Rooming, transfers from El Catey, provisioning, dietary requirements, staffing and the running of the residence for the length of your stay.

We handle the bookings

Your clients book and pay through us. Enquiries, confirmations, balances and changes are ours to manage, not yours.

Forty weeks a year, across retreats like these, each with the whole residence for the length of the stay. Dates are held in the order they are agreed, and whale season goes first.

10 · The Setting

Samaná.

A peninsula on the north-east of the Dominican Republic, still green, still quiet, and reached without a connection.

Punta Balandra sits on the southern shore, above water that stays swimmable year round. The estate looks east across the bay toward Cayo Levantado, with its own two beaches directly below.

Between January and March the bay fills with humpback whales, several thousand of them, calving in the warm water. They pass close enough to the point that you watch them from the residence.

11 · The Whales

The bay
fills with
giants.

Between January and March, several thousand North Atlantic humpbacks come into Samaná Bay to calve. The estate sits on the point above their water.

You do not go looking for them. Their blows are visible from the terraces on most mornings of the season, and a breach carries across the bay far enough to stop lunch.

When you want to be closer, a boat is arranged from the residence. The mother and calf below were filmed from the estate's own drone, in the bay in front of the residence.

What the
peninsula
holds.

You need not leave the estate at all, given the two beaches below it. But Samaná is small enough that all of this is a day out, and wild enough that most of it still takes a boat or a horse to reach.

Three kilometres of sand under coconut palms, with a cold freshwater river running out at the far end. Routinely named among the best beaches in the Caribbean.

Backed by limestone cliffs and reachable only from the water, which is why it stays empty. The best snorkelling and diving on the peninsula.

A waterfall inland through rainforest, dropping into a pool cold enough to be a shock. Reached on horseback, which is most of the pleasure of it.
